Our LETTING SERVICE ranges from an introductory basis, which includes advertising the property and introducing prospective tenants, through to full management of the property.

Included in full management, but also available with our other services if required, is;

  10. Drafting and signing a tenancy tailor made for your requirements
  11. Taking a deposit and the first months rent in advance
  12. All rents and deposits held in a designated non-interest bearing clients account that we will maintain in accordance with RICS and ARLA guidelines

  14. Check in of the tenant including taking meter readings and advising relevant authorities

  17. Collecting rents and accounting this to the Landlord

  19. Issuing relevant Section 8 or Section 21 notice to quit where appropriate
  20. Dealing with the tenant giving notice and the final inspection, including check out of the inventory and handling any dilapidation

Scale of Fees

Fees for Managed Properties

Our standard fee for ALL the above is 15.6% including VAT (13% plus vat) on all monies collected, plus a setting up fee when signing a new tenancy of £180 including vat.

We charge NO fees up front on Managed Properties.

Fees for Non-Managed Properties

Sometimes you will not wish for us to manage your property, but still require our services. In this case we will quote you individually depending on the service you require.

These services can vary but typically include, either individually or as a combination, the following:-

Property appraisal:

Making an initial visit of your property and advising concerning rental value, condition and letting in general including advice on the most appropriate type of tenancy, compliance with current legislation, safety and tax issues.

 

FREE

Introductory:

Advertising your property to rent on the internet and contacting you with details of prospective tenants.

 

£240.00 incl. vat*

Tenant finding:

Advertising your property to rent on the internet; showing prospective tenants around the property where required; taking up a credit reference on interested parties and, from 1st February 2016, checking their eligibility to rent in the U.K. and advising you of all relevant details of the applicant.

Drawing up Tenancy:

Drafting and signing tenancy tailored to your specific needs with proper notices where required, taking first month’s rent (and deposit if so instructed), serving prescribed information regarding deposit protection to the Tenant where required, arranging for the checking of smoke and carbon monoxide detectors on the start day of the tenancy and providing copy of EPC, How to Rent guide, Electric and Gas safety certificate, where applicable, to the Tenant. Where we receive a deposit from a tenant this will be protected in one of the schemes that we use depending on which level of service we are instructed. This will be charged as set out below.

Deposit Protection:

Arranging protection of the deposit with your preferred deposit protection provider and arranging repayment of the deposit at the end of the tenancy. Please note, use of the DPS Custodial scheme is free – this is a charge we make for administering the deposit.  Use of the TDS Insured scheme is charged for annually.

Where we have to negotiate dilapidation on your behalf with the Tenant this will be on the basis of our general charge below of £96 per hour incl. vat, min. half an hour.

If using the TDS Insured Scheme there is a further charge of £18 incl. VAT each year on the anniversary of the tenancy and for each year/part year we hold the deposit thereafter        

          

Credit Reference and Right to Rent check:

Applying to a credit reference company to check and report on suitability and Right to Rent status of an applicant

Draw up Inventory:

Including preparation of inventory and agreeing same with the Tenant                                             

 

 

24% incl. VAT for of the monthly rent with a minimum charge of £120 incl. VAT and a surcharge of £60 incl. VAT for furnished properties.

 

General Inspection and property visit:

Calling at the above property to check the general condition and report any problems noted to the Landlord including visiting the property whilst vacant for any reason except to carry out a viewing

Final Inspection:

An inspection of the property, noting condition, checking out inventory if provided and advising the Landlord concerning any problems and dilapidation where appropriate

24% incl. VAT for of the monthly rent with a minimum charge of £120 incl. VAT and a surcharge of £60 incl. VAT for furnished properties.

 

General charges:           

Charged on an hourly basis, no minimum time, for work we are instructed to undertake on your behalf (e.g. write and post a letter to a Tenant will be £24 incl. vat, serve a notice on the tenant £96 incl. vat, copy statements £6 incl. vat per statement etc)

Gas and electrical Safety testing:

To arrange and report to the Landlord with relevant certification the Electrical and/or Gas safety test

£60 per test plus the cost of the test and any remedial work required if instructed

 

Legionella Risk assessment:

Carry out Legionella risk assessment

Fully Managed properties are on a NO LET/NO FEE BASIS. 

*For Non-Managed properties there is a withdrawal fee of £96.00 incl. vat if for any reason the property is withdrawn during the first six weeks of advertising.

FEES FOR TENANTS

Holding Deposit (per tenancy)

One week’s rent.

This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

Security Deposit (per tenancy. Rent under £50,000 per year)

Five weeks’ rent.

This covers damages or defaults on the part of the tenant during the tenancy.

Security Deposit (per tenancy. Rent of £50,000 or over per year)

Six weeks’ rent.

This covers damages or defaults on the part of the tenant during the tenancy.

Unpaid Rent

Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Lost Key(s) or other Security Device(s)

Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).

Variation of Contract (Tenant’s Request)

£50 (inc. VAT) per agreed variation.

To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.

Change of Sharer (Tenant’s Request)

£50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher.

To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

Early Termination (Tenant’s Request)

Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
