Our service ranges from an introductory basis, which includes advertising the property and introducing prospective tenants, through to full management of the property. Included in full management, but also available with our other services if required, is;

  7. All deposits held in accordance with our membership of The Tenancy Deposit Scheme for managed properties and The Deposit Protection Service for non-managed properties
  8. Full credit reference and RIGHT TO RENT check on proposed tenant
  9. Drafting and signing a tenancy tailor made for your requirements
  10. Taking a deposit and the first months rent in advance
  11. All rents and deposits held in a designated non-interest bearing clients account that we will maintain in accordance with RICS and ARLA guidelines
  12. Taking an inventory and record of condition of the property
  13. Check in of the tenant including taking meter readings and advising relevant authorities
  14. Carrying out periodic general inspections
  15. Keeping the Landlord advised of any repairs and maintenance required and any day to day issues that occur
  16. Dealing with maintenance issues and arranging repairs
  17. Collecting rents and accounting this to the Landlord
  18. Issuing relevant Section 8 or Section 21 notice to quit where appropriate
  19. Dealing with the tenant giving notice and the final inspection, including check out of the inventory and dealing with any dilapidation
  20. All Agents have to be members of a redress scheme. We are members of The Property Ombudsman

Our standard fees to Landlords are:-

FEES FOR MANAGED PROPERTIES

If we are instructed to manage your property (Parts 1 to 20 as listed above) our standard fee, depending on teh service required, is 12 % including VAT on all rent monies collected (and all other monies collected on behalf of the Landlord) for the term of the tenancy, payable monthly and deducted from your rent statement. We will only accept instructions to manage a property on a sole agency basis. We charge NO fees up front and work on a NO LET/NO FEE basis for Managed Properties.

 The only other chartge we have to Landlords is a Tenancy Agreement Charge of £144.00 incl. VAT is chargeable, usually split equally between Landlord and Tenant (£72.00 incl. VAT each). Please note we also charge each applicant £30 towards the cost of obtaining references and a £200 holding deposit which is refundable less any reasonable charges if the tenancy does not commence but which is used IN TOTAL, without any charge or deduction, towards the deposit the tenant must pay if the tenancy proceeds.  

Please note where we are asked to undertake any services NOT included in our Standard Management Service above, such as serve notice to quit upon the Landlord's instructions, provide copy rent statements, carry out extra inspections, etc, we reserve the right to charged along the scale of fees set out BELOW in our Fees for Non-Managed Properties. Other than that all the services details in the fees for non-managed properties as et out below are included in the above commission rate and agreement charge and NOT charged for in addition.

FEES FOR NON-MANAGED PROPERTIES

Sometimes you will not wish for us to manage your property, but still require our services for tenant finding, drawing up an agreement, etc. In this case we charge for the services individually as set out below. We can however offer deals if you wish for us to carry out more than one service and please ask us for our best price.

PLEASE NOTE IF WE ARE INSTRUCTED TO MANAGE THE PROPERTY THESE SERVICES ARE INCLUDED IN OUR BASIC MANAGEMENT COMMISSION WITH NO FURTHER CHARGE EXCEPT FOR THE “GENERAL CHARGE” WHICH WE RESERVE THE RIGHT TO CHARGE IF ASKED TO UNDERTAKE A TASK NOT INLCUDED IN OUR STANDARD MANAGEMENT SERVICE

Drawing up Tenancy:         Drafting and signing tenancy tailored to        £180.00 incl. vat

                                           where required and taking first month’s        

                                           rent (and deposit if so instructed)                 

 

Deposit Protection:            Arranging protection of the deposit with        £96.00 incl. vat

                                              the Deposit Protection Service and

                                              arranging repayment of the deposit at

                                              the end of the tenancy. 

 

Credit Reference check:      Applying to a credit reference company to   £48.00 incl. vat per applicant

                                            check and report on suitability of a tenant

 

Draw up Inventory:             Including preparation of inventory and           One quarter of the

Gas & electrical Safety:      To arrange and report to the Landlord with      £48 per test plus the cost 

                                           relevant certification the Electrical and/or       of the test and any remedial 

                                           Gas safety test                                            work required if instructed

 

Legionella Risk assessment:    Carry out Legionella risk assessment            £48 incl. vat

                                           

* Fully Managed properties are on a no let/no fee basis.  For Non-Managed properties there is a withdrawal fee of £60.00 incl. vat if for any reason the property is withdrawn during the first six weeks of advertising.
