Our Letting Services

Our service ranges from an introductory basis, which includes advertising the property and introducing prospective tenants, through to full management of the property.

Included in full management, but also available with our other services if required, is;

  1. Free expert appraisal of your property to let - we pride ourselves on the good, honest and professional advice we give
  2. NO LET/NO FEE on Managed Properties
  3. Local and internet advertising On The Market.co.uk and Rightmove.co.uk
  4. SAFE - All clients money protected, including all rents and deposits we hold 
  5. Covered by our full membership of the NAEA PROPERTYMARK and ARLA PROPERTYMARK  
  6. All deposits held in accordance with our membership of both The Tenancy Deposit scheme or The Deposit Protection Service 
  7. Full credit reference and RIGHT TO RENT check on proposed tenant
  8. All legislation and safety regulations complied with - How to rent guide
  9. Drafting and signing a tenancy tailor made for your requirements
  10. Taking a deposit and the first months rent in advance
  11. All rents and deposits held in a designated non-interest bearing clients account that we will maintain in accordance with RICS and ARLA guidelines
  12. Taking an inventory and record of condition of the property
  13. Check in of the tenant including taking meter readings and advising relevant authorities
  14. Carrying out periodic general inspections
  15. Keeping the Landlord advised of and dealing with any repairs and maintenance required and any day to day issues that occur
  16. Collecting rents and accounting this to the Landlord
  17. Handling rent reviews
  18. Issuing relevant Section 8 or Section 21 notice to quit where appropriate
  19. Dealing with the tenant giving notice and the final inspection, including check out of the inventory and handling any dilapidation
  20. All Agents have to be members of a redress scheme. We are members of The Property Ombudsman

 

Scale of Fees

FEES FOR MANAGED PROPERTIES

Our standard fee for ALL the above is 12% including VAT (10% plus vat) on all monies collected, plus a setting up fee when signing a new tenancy of £72 inlcuding vat.

We charge NO fees up front on Managed Properties.

 

FEES FOR NON-MANAGED PROPERTIES

Sometimes you will not wish for us to manage your property, but still require our services. In this case we will quote you individually depending on the service you require.

 

These services can vary but typically include, either individually or as a combination, the following:-

 

  • ADVISING CONCERNING YOUR PROPERTY
  • CHECKING COMPLIANCE WITH ALL LEGISLATION
  • ARRANGING THE EPC
  • ADVERTISING
  • TENANT FINDING
  • REFERENCING
  • RIGHT TO RENT CHECKS
  • DRAFTING AND AGREEING THE TENANCY AGREEMENT
  • RENT COLLECTION
  • DEPOSIT PROTECTION
  • TAKING AND AGREEING AN INVENTORY
  • INSPECTIONS
  • ARRANGING ALL SAFETY CHECKS
  • RENT REVIEWS
  • TENANCY RENEWALS
  • SERVING TENANCY NOTICES OR OTHER CORRESPONDENCE

Fully Managed properties are on a no let/no fee basis. 

 

For Non-Managed properties there is a withdrawal fee of £60.00 incl. vat if for any reason the property is withdrawn during the first six weeks of advertising.
